Impact:

This award is intended to fund construction of a core building and the related tenant fit-out to support educational programming. The fit-out will build out approximately 50,300 SF space to provide classrooms, offices, huddle rooms, large and small conference rooms, pre-function areas, reception area, and open work areas.

Executive Summary

In the 2017 General Assembly session, the Commonwealth authorized bonds in the amount of $57.5M for lab renovations and enhancements and/or research equipment in higher education.  Of this amount $20M was authorized for the Center for Human Therapeutics, at GGBRI, a partnership of UVA, GMU, and INOVA. New leadership at Inova, UVA, and UVA Health shifted the focus from GGBRI basic science research to educational programs that will support adults who are interested in improving their knowledge base and skill sets that allow them to progress in their career.  This could take the form of professional master’s degrees, certificates, etc. 

This shift in priorities required UVA to help Inova rebuild the core and shell for Building C (originally planned as wet lab space) and to fit out two floors for UVA|NOVA programs.

The Fairfax space is fiscally managed by UVA’s Facilities Management, but the space will be managed by UVA | Northern Virginia.

Progress
  1. Lease. Lease has been signed and rent payments have commenced. The 10-year lease has been signed (see Attachment A) and rent payments started December 2023. UVA | Northern Virginia will be managing invoices and rent and OPM payments. Attachment B outlines the projected payments and actuals tracking.
  2. Project Schedule. Attachment C shows the project schedule, as managed by James Loman (FM). The Fairfax campus has completed Construction Documents (Attachment D), and we are working with Fairfax County on permitting.
  3. Construction Bid Process. The competitive construction bid process has begun and UVA will begin reviewing bids in early December.
  4. Construction and Occupancy. Construction is set to begin mid- to late January with an 8-month timeframe. Additional time will be needed for Safety & Security, AV, Furniture.
    1. Occupancy is slated for January 2, 2025, in time for Spring 2025 classes.

Virginia Governor Joined Hundreds To Open UVA’s New Fairfax Campus

More than 300 people filled the Inova Center for Personalized Health atrium Friday to officially open the University of Virginia’s Northern Virginia Fairfax campus, UVA’s first satellite campus to offer advanced degrees from multiple schools all in one location.

“How exciting is this when you get a chance to cut a ribbon to open up a new gateway, a new gateway to opportunity and a new gateway to the next step in ambition and aspiration, facilitated by education?” keynote speaker Gov. Glenn Youngkin said. “That is worth celebrating.”

The Fairfax campus spreads across 55,000 square feet in the Inova complex and contains six classrooms and several meeting rooms. Nine of UVA’s 12 schools will offer instruction there so working professionals can gain advanced degrees and industry certificates. Read more...
